Foundation
Excavation in the basement area and construction of the reinforced concrete strip foundation in accordance with guidelines of a structural engineer.
Reinforced concrete construction
The mansion has a reinforced concrete frame construction. It is a sustainable high-quality system for protection against earthquakes. In Germany for example almost every high-rise building with more than six storeys has this kind of construction. The thickness of materials complies with the specifications of static calculation. The built-in steel reinforcement is characterized by best quality and it is well protected against earthquakes.
Storey ceilings
Ceilings with reinforced concrete girders according to guidelines of a structural engineer and additionally 6 cm of strong cement screed and natural stone coating in mortarboard.
Outside walls
We pay attention to good living atmosphere. That is why we use a 15 cm Ytong bricking, the perfect wall in Mediterranean climate.
Pargetting and external plaster/paintwork
Consisting of 2 layer cement mortar and high-quality mineral weatherproof coating on adhesion grounding.
The outside walls have decorative, Mediterranean ornaments on each storey shoulder, windows and entrances.
If the customer buys the mansion before completion then he may choose the colour of the outside walls according to his personal likings.
Inner walls / paintwork
The inside walls will be made of strongly soundproof gas concrete stones with 10 cm thickness and they will have 2 layer cement mortar and subsequently stucco. This high-quality design isolates noises between rooms.
For painting of the inside walls we will use a high-quality emulsion paint. The customer chooses his favourite colours and creates his personal, unique inner life in the mansion.
Floor covering
The floor coverings of rooms and stairs consist of high-quality marble. Depending on the progress of construction work the customer can choose between flagstones and marble for the bathrooms and between wood laminate and marble.
Roof structure
The truss consists of resistant square steel pipe in accordance to statics. Warmth insulation and moisture blockades are done in accordance with requirements in terms of building physics. Roof covering with real clay bricks. Gutters will be made of zinc plate as half-round hanging gutter including all shapes, down pipes made of shapely PVC rectangular profile.
Balcony
The balconies are roofed and coated with high-quality marble. Water outlet goes over side gargoyles with connection to the roof dewatering. Each one has a power outlet.
Wrought-iron hand rail with artful patterns, according to the high-class style of the stately house.
The balcony will be additionally supported by steel girders encased with stucco. These stucco ornaments of the stilts let the mansion make a very luxurious impression.
Front door and entrance area
The entrance will be created with wonderful roofing in an impressive Greek-Turkish style with stucco decorated columns.
The entrance door is made of safety steel and equipped with safety profile cylinder. The door becomes a noble look thanks to wainscot and colourful, decorative lead glass.
The lordly entrance area and the garden paths are representatively designed with marble, granite or terracotta. This emphasises the stately look of the mansion tremendously.
